‘Rebuild’

If the house doesn’t meet your requirements any longer, moving seems to be obvious. But it is not easy to find another house that totally fulfills your requirements.
Upmost you have to leave your trusted neighbourhood. Rebuilding your house is a good alternative. Then you can change the house in such a way meeting your own living wishes.

Create more space for a living by a Window-dormer on the garret, extend a wall to enlarge your study- or living room, add a closed veranda that brings the house and the garden together, a new kitchen or bath room.

If people hit upon ideas, the possibilities for improvements are unlimited. But which steps do you have to take if you want to realise your wishes?

‘’What will it be?’

Whether is a new kitchen, a garret room or a closed veranda, get inspired by examples at friends or bij magazines; everywhere you can get impressions that can be of help for your self to decide how your wishes should look like.

Put those wishes on paper, eventually together with some drawings and call this your ‘plan of requirements’.

One golden rule: don’t reserve a too small budget. Keep a (considerable) reserve to bear up against dissapointments.

Evert Stoffers, director: ‘Commisionaires usually have no idea about the budget that is needed for rebuilding’. In general rebuilding is more expensive compared to build new. In a first conversation we can highlight all kind of ‘covered’ costs.
You want to enlarge the living room by removing a wall? But will the level floor remain to have enough support? If not, then it will be necessary to construct a support beam which will be an extrta investment to be made.

Stoffers Bouwbedrijf has over fifty years of experience with rebuilding. Because of this we may come up with ideas you’ve never thought of. Take the change to discuss your wishes of living with us. We can tell you about the possibilities there are and can check whether your plans are in line with the development plan of the municipality. If the rebuilding takes place in the Netherlands, we will take care that the rebuilding does meet the requirements of the “Bouwbesluit”, a Dutch law that orders the rules for building and constructing.

‘Tip: Informing Neighbours’
It is wise to inform your neigbours about the upcomming rebuilding in an early stage.
If they have difficulties with it than it is nice when you can talk about it immediately.
Neighbours who have difficulties with your plans, have 6 weeks to object after announcement of decission (in a local distributed newspaper).

On the other hand, neighbours may also react enthousiastic. If they want a similar rebuilding, it will increase your change on approval of the municipality and that will reduce the costs for both of you.
